Qualifications for Rental Approval

Each property may have its own specific requirements. Please review the property description for detailed qualification criteria.

Standard Qualifications for Approval:

3:1 Income Ratio (minimum 3 months of consistent income)
No Evictions in the past 5 years
No outstanding collections from previous rentals or utility accounts
Credit Score of 580 or higher
Clear Criminal History
Satisfactory Landlord Reference

If these qualifications are not met, the landlord may offer a conditional lease at their discretion.

1st Cavalry Homes Real Estate & Property Management reserve the right to deny tenancy based on criminal history for the applicant or any member of the applicant's household. The following criteria apply:

Denied Tenancy Within 5 Years of Application

  • Three (3) or more misdemeanor convictions
  • Two (2) or more Felony 5 (F5) convictions
  • Any Felony 1 (F1), Felony 2 (F2), or Felony 3 (F3) convictions
  • Any conviction for murder
  • Any pending criminal charge involving a weapon
  • Any pending charge involving an F1, F2, or F3 offense

Denied Tenancy with No Limitation on Age of Conviction

  • Any pending or convicted sexual offense, including but not limited to domestic violence, rape, battery, gross sexual imposition, or human trafficking
  • Any murder or other violent offense convictions

Important Notes:

  • Each property owner has the right to make independent tenancy decisions based on criminal history. The Power of Ownership supersedes the Power of Management.
  • Any decisions that conflict with the management policies above must be communicated in writing by the property owner.
